Brickell condos for sale are spread across one of Miami's densest neighborhoods, and where a building sits inside Brickell shapes daily life as much as the unit itself. The directory below lists every building in Flor Alba Núñez's Brickell inventory. This introduction covers the neighborhood itself and how to compare its buildings.

Where Brickell begins and ends

Brickell lies east of Interstate 95 and south of the Miami River, which separates it from downtown Miami. Biscayne Bay is its eastern edge, and to the south it runs to SW 26th Road, where the Rickenbacker Causeway begins. The neighborhood and its main avenue are named after William and Mary Brickell. In the early 20th century, the mansions built along Brickell Avenue earned it the nickname Millionaire's Row.

The parts of the neighborhood

Broadway, the street also known as SW 15th Road, is the most useful dividing line. Each side has a different character:

  • North of Broadway: mostly financial and residential buildings. This is the office core of a neighborhood also nicknamed the Financial District.
  • South of Broadway: mostly residential. High-rise residential towers began replacing the old mansions here from the 1970s on.
  • Mary Brickell Village: the dining and retail blocks that opened in 2006 and became the center of the neighborhood's entertainment district.
  • Brickell City Centre: Swire Properties' 4.9 million square foot mixed-use development. Its first phase opened in November 2016 with retail, offices, two condominium towers and a hotel.
  • West toward I-95: ongoing development has extended the dense core from Brickell Avenue west to the interstate.
  • Brickell Key: the island across the bay at the end of SE 8th Street. It has its own page on this site.

Getting around without a car

Brickell has its own Metrorail station, Brickell, at SW 11th Street and SW 1st Avenue. The Metromover's Brickell Loop adds stations roughly every two blocks, and Metromover rides are free: the fare was eliminated after voters approved the half-penny transit tax in November 2002. The loop's stations include:

  • Financial District
  • Brickell, with a transfer to Metrorail
  • Tenth Street Promenade
  • Brickell City Centre, formerly Eighth Street
  • Fifth Street
  • Riverwalk

Brickell City Centre's retail center connects directly to the Metromover on its third floor.

The Underline

The Underline is a 10-mile linear park and urban trail built beneath the elevated Metrorail tracks, from Brickell to Dadeland. Its Brickell stretch, between the Miami River and SW 13th Street, includes butterfly gardens and lawns by the river, an outdoor gym and sports courts between SW 7th and 8th Streets, and a promenade with bike and pedestrian paths that leads to the Brickell Metrorail station. In May 2026 the project reported reaching five continuous miles.

How to compare Brickell condos building by building

With residential towers going up since the 1970s, two buildings a few blocks apart can belong to different generations. Four questions put them on the same scale:

  • Age. The date on the certificate of occupancy sets the inspection calendar. Under Florida law, a condominium building of three or more habitable stories needs a milestone structural inspection by December 31 of the year it turns 30, and every 10 years after that. The local building official may move the first one up to 25 years based on conditions such as proximity to salt water.
  • Inspection results. The association must send owners a summary of each milestone inspection report within 45 days of receiving it. Ask for it.
  • Monthly fees. Compare the association fee with what it covers.
  • Rental rules. The association's documents set minimum lease terms and how often a unit can be rented. Read them before choosing a building as an investment.
