Living on the Miami River

The tower sits along the Miami Riverwalk, near Mary Brickell Village and Brickell City Centre, the shopping and office complex at Miami Avenue and Eighth Street that connects to the Eighth Street Metromover station. Brickell station, in the median of SW 1st Avenue at SW 11th Street, is served by the Metrorail Green and Orange lines and by the Metromover Brickell Loop. By road, the association points to quick access to I-95.

Who the building suits

Studios and one-bedrooms make up more than half of the units in county records, so Latitude offers smaller entry points into Brickell; on Flor Alba's portal, prices started at $335K in September 2026. That profile tends to interest first-time buyers, professionals who want to walk to work and investors. Families and buyers who need more room can focus on the 179 two-bedroom and 31 three-bedroom residences.

If you plan to rent the unit out, ask for the association's current rules before you make an offer. Minimum lease terms, approval procedures and fees are set by the governing documents and can change over time.

Ownership costs and the milestone inspection

Beyond the purchase price, budget for monthly association fees, property taxes and insurance. Florida law also sets two structural obligations for condominium buildings of three or more stories. Under section 553.899 of the Florida Statutes, a building needs a milestone structural inspection by December 31 of the year it turns 30, counted from its certificate of occupancy, and every 10 years after that; the local building official may lower the threshold to 25 years for conditions such as proximity to salt water. Under section 718.112, the association must complete a structural integrity reserve study at least every 10 years, and for budgets adopted after December 31, 2024 it can no longer waive the reserves that study calls for.

With a 2007 year built in county records, Latitude's first 30-year milestone would fall around 2037. Before you sign, ask for the latest reserve study, the current budget and any special assessments approved or under discussion.
