Brickell Key condos sit on a 44-acre, man-made island in Biscayne Bay, at the mouth of the Miami River and across from downtown Miami. A bridge at the east end of SE 8th Street connects it to mainland Brickell, but it works as a market of its own: a limited set of towers, all on one island. The directory below lists the nine Brickell Key buildings in Flor Alba Núñez's inventory.
How the island was made
In 1896, a channel dredged under Henry Flagler's direction split the land at the mouth of the river into two islands. In 1943, Edward N. Claughton Sr. bought them and combined them into a triangular tract of about 44 acres, which is why the island is also known as Claughton Island. Swire Properties bought most of the island in the late 1970s and has led its development since. Most of the island was built out during Miami's condominium boom of the 2000s.
Getting on and off the island
Road access is over the Brickell Key bridge, which carries SE 8th Street and Brickell Key Drive over Brickell Bay. In July 2025 the City of Miami began a repair project on the bridge, working in phases that shifted traffic and pedestrians to one side at a time. The city describes its schedule as an estimate, so it is worth checking the project's current status before a move.
The island's development order, amended by the City Commission in October 2015, includes a linear pedestrian park. A site just north of where the bridge meets the island was also set aside as a public park and water-taxi stop.
The Mandarin Oriental site
The Mandarin Oriental, Miami opened on the island's southern tip in 2000. The 23-story hotel closed in 2025 and was imploded on April 12, 2026. Swire Properties is replacing it with The Residences at Mandarin Oriental, Miami, a two-tower hotel and residential project designed by KPF on a 3.5-acre waterfront site. The plans call for 228 residences in the South Tower and a 121-key hotel in the North Tower, with completion scheduled for 2030. Anyone buying on the island in the meantime should expect construction nearby for several years.
Brickell Key condos: what to compare
The towers on the island were completed in different years. Asia, at 900 Brickell Key Boulevard, was completed structurally in 2008 with 123 residences. Because age drives the inspection calendar, check these points in every building:
- The year on the certificate of occupancy. Under Florida law, a condominium building of three or more habitable stories needs a milestone structural inspection by December 31 of the year it turns 30, and every 10 years after that.
- Whether the first inspection comes earlier. The local building official may move it up to 25 years based on conditions such as proximity to salt water, which is a fair question for a building surrounded by the bay.
- The inspection summary. The association must send owners a summary of each milestone inspection report within 45 days of receiving it.
- Monthly fees and rental rules, as set out in the association's budget and governing documents.
