Edgewater is the strip of Miami bayfront between downtown and Midtown, and it holds one of the densest runs of new towers in the city. Most of what sells here was finished in the last fifteen years, which changes the questions a buyer should ask: less about aging structures and more about reserves, fees and what is still being built next door. The directory below lists the Edgewater buildings in Flor Alba Núñez's inventory.

Where Edgewater begins and ends

The neighborhood runs from North 17th Street in the south to North 37th Street in the north, with the Florida East Coast Railway and East First Avenue on the west and Biscayne Bay on the east. Downtown Miami and the Arts & Entertainment District are immediately south; Midtown and the Upper Eastside are north. The addresses tell the same story: the towers sit on North Bayshore Drive, on the numbered NE streets between 18th and 31st, and along Biscayne Boulevard.

That footprint matters when comparing listings. A building marketed as "downtown" or "Midtown" may actually be in Edgewater, and the other way around, because the three neighborhoods meet within a few blocks of each other.

The bay, the park and the Baywalk

Margaret Pace Park sits on the bay at the south end of the neighborhood, with sports courts, picnic areas, running paths, outdoor gyms and playgrounds. It is the open space most Edgewater towers are measured against, and the reason the blocks around NE 18th Street carry a premium over those further west.

Along the water, the Baywalk is a pedestrian and cycling path that is being completed in segments as each waterfront property is built or renovated. Ask which segment a building fronts and whether its stretch is already open: a tower can be on the bay and still not connect to anything on foot.

A neighborhood that changed in twenty years

Edgewater was built as early-twentieth-century housing and stayed that way for decades. Its popularity grew after 2000, on the strength of being next to downtown and the Design District, and high-rise and mid-rise construction followed, along with more retail. The result is a neighborhood where a 2024 tower can share a block with a 1950s building and a construction site, so the view a unit has today is a question worth asking in writing.

Edgewater condos: what to compare

Because most of the inventory is new, the Florida milestone inspection is not yet the binding question here — a condominium of three or more habitable stories needs that structural inspection by December 31 of the year it turns 30, and most Edgewater towers are far from it. What does apply now is the money side:

  • The structural integrity reserve study. Florida law requires one for each building of three or more habitable stories, and the budget has to be based on it. CS/CS/HB 913, effective July 1, 2025, moved the first deadline to December 31, 2025, so by now an association should be able to hand over its study.
  • Whether reserves are funded or waived, and what the study says each component will cost. This is what turns into a special assessment later.
  • Monthly fees and what they include. In bayfront towers, insurance and water-facing façade maintenance are the lines that move.
  • Rental rules, which vary building by building in Edgewater and decide whether a unit can be used as an investment at all.
  • What is approved on the neighboring lots. A direct bay view is only permanent if nothing can be built in front of it.

Edgewater is part of the City of Miami, so its older buildings follow the city's recertification process. That guide explains how it works:

Flor Alba Núñez is a Broker Associate at Related-ISG International Realty and works with buyers in English and Spanish. She can compare Edgewater towers side by side — line, view, fees and rules — and request each association's reserve study and documents before an offer is made.
