Brickell Flatiron at a glance

Construction began in October 2015, the structure topped off at the end of 2018, and the City of Miami issued its temporary certificate of occupancy in October 2019, when closings began. The name comes from the lot itself: like New York's Flatiron Building, the tower sits on a triangular site.

The Tenth Street/Promenade station of Metromover's Brickell Loop is on Brickell Plaza between Southeast 10th and 11th streets, and the next stop toward downtown is Brickell City Centre. For residents who work in Brickell or downtown, that puts a rail connection practically at the front door and makes a car optional for the daily commute.
Who it suits
With layouts from one to five bedrooms, Brickell Flatiron can work for a first purchase in Brickell, for a pied-à-terre close to the office, or for a family that needs space and a full amenity program in the same building. Leasing terms, minimum rental periods and pet rules are set by the condominium association and can change, so ask for the current rules and the association documents before you make an offer, especially if you plan to rent the unit out.
Ownership costs and building inspections
Beyond the purchase price, owners pay monthly association dues, property taxes and insurance, and may face special assessments for major repairs. Florida law requires condominium buildings of three or more habitable stories to complete a milestone structural inspection by December 31 of the year the building turns 30, and every 10 years after that; local authorities may move the first inspection up to 25 years where conditions warrant, such as proximity to salt water. Miami-Dade County runs its own building recertification program on a 10-year cycle. Completed in 2019, Brickell Flatiron is still far from those milestones, but reviewing the association's budget, reserves and recent board minutes remains part of a careful purchase.
