With 128 units, Le Parc is a fraction of the size of the high-rises on Brickell Avenue, a few blocks east, and residences were planned with terraces that look over the trees of a protected hammock.

Living next to Simpson Park
Simpson Park, at 55 SW 17th Road, is a natural preserve that the City of Miami describes as one of the last remnants of the Brickell Hammock, with more than 162 plant species, at least 96 of them native. It has walking trails and free guided nature walks on weekends; note that dogs are not allowed in the park.
For transit, Brickell station sits on the same avenue, in the median of SW 1st Avenue at SW 11th Street, a few blocks north. It is served by the Metrorail Green and Orange lines and by the Metromover Brickell Loop, which also stops at Brickell City Centre.
Who the building suits
Le Parc appeals to buyers who want a newer building in central Brickell without the scale of a 40-story tower. Two-bedroom units are the largest group, 61 of the 128, and the nine townhomes offer something less common in a condominium: a two-story layout. Studios and one-bedrooms give investors and first-time buyers an entry point; prices on Flor Alba's portal started at $359K in September 2026.
A boutique building also means fewer owners sharing the association's costs, so read the budget closely. If you plan to rent the unit out, ask for the current rules on minimum lease terms, approvals and fees before you make an offer; they are set by the governing documents and can change.
Ownership costs and the milestone inspection
Beyond the purchase price, budget for monthly association fees, property taxes and insurance. Florida law also sets two structural obligations for condominium buildings of three or more stories. Under section 553.899 of the Florida Statutes, a building needs a milestone structural inspection by December 31 of the year it turns 30, counted from its certificate of occupancy, and every 10 years after that; the local building official may lower the threshold to 25 years for conditions such as proximity to salt water. Under section 718.112, the association must complete a structural integrity reserve study at least every 10 years after the condominium's creation, and for budgets adopted after December 31, 2024 it can no longer waive the reserves that study calls for.
With a 2016 year built in county records, Le Parc's first 30-year milestone is still years away, around 2046, but the reserve study applies now regardless of age. Ask for the latest study, the current budget and any special assessments approved or under discussion.
