The same announcement presented a lobby redesign by the Spanish firm Baltus and listed ground-floor shops and a restaurant. Wikipedia reports that the restaurant, NoVe Kitchen and Bar, has since closed, so confirm which services operate today.
Living in Edgewater
Opera Tower is one of several condominium towers that face Margaret Pace Park across North Bayshore Drive. The park covers about 8 acres on Biscayne Bay, with tennis courts, fitness equipment and open green space. Neighbors along the same blocks include Bay Parc, Aria on the Bay, 1800 Club and Quantum on the Bay.
The Adrienne Arsht Center for the Performing Arts is a few blocks away, and Wikipedia lists Opera Tower among the buildings near its Metromover station, at 1455 Biscayne Boulevard on the Omni Loop.
Who the building suits
Studios and one-bedrooms account for 457 of the 635 residences in county records, about seven in ten, and no unit exceeds roughly 1,050 sq ft. On Flor Alba's portal, prices started at $256K in September 2026, a profile that tends to interest first-time buyers, professionals who work downtown and investors. Buyers who need three bedrooms can look at neighbors such as Quantum on the Bay or Aria on the Bay.
If you plan to rent the unit out, ask for the association's current rules before making an offer; lease minimums, approvals and fees are set by the governing documents and can change.
Ownership costs and the milestone inspection
Beyond the purchase price, budget for monthly association fees, property taxes and insurance. Florida law also sets two structural obligations for condominium buildings of three or more stories. Under section 553.899 of the Florida Statutes, a building needs a milestone structural inspection by December 31 of the year it turns 30, counted from its certificate of occupancy, and every 10 years after that; the local building official may lower the threshold to 25 years for conditions such as proximity to salt water. Under section 718.112, the association must complete a structural integrity reserve study at least every 10 years, and for budgets adopted after December 31, 2024 it can no longer waive the reserves that study calls for.
With a temporary certificate of occupancy from December 2007, Opera Tower's first 30-year milestone would fall around 2037 or 2038. Before signing, ask for the latest reserve study, the current budget and any pending special assessments.
