One Paraiso Miami is a 53-story condominium tower at 3131 NE 7th Avenue, Miami, FL 33137, on Biscayne Bay in the Edgewater neighborhood. Developed by The Related Group, designed by Arquitectonica and with interiors by Italian designer Piero Lissoni, it is one of the four towers of the Paraiso District and, at 601 feet, the tallest of them. County records list 273 residences and a 2018 year built.

The tower shares the 11-acre district with Paraiso Bay, Gran Paraiso and Paraiso Bayviews. At its June 2017 topping off, the developer called it the most private of the four, with six residences per floor; county records show six units on floors 3 to 48 and three on the top five.

Amenities

The developer announced two full amenity floors, the 8th and 9th (county records number no residences there), with:

The wider district was marketed with tennis courts, a bowling alley and a yoga room. Which shared facilities each tower's owners may use is set by the governing documents, so confirm the current list with the association.

Living in Edgewater on Biscayne Bay

Edgewater runs along Biscayne Bay between Downtown and Midtown. Next to the towers, Paraiso Park, a 0.6-acre City of Miami park at 3101 NE 7th Avenue, opened in June 2019 with a fenced dog park, a playground and an outdoor fitness area. It is maintained by the Paraiso District. The brick baywalk beside the park is part of the Biscayne Line, a waterfront promenade toward downtown Miami. Farther south, Margaret Pace Park offers 8 acres on the bay with tennis courts and fitness equipment.

Who the building suits

Three- and four-bedroom residences make up 187 of the 273 units in county records, so One Paraiso suits buyers who need space, such as families and second-home owners. On Flor Alba's portal, prices ran from $1.4M to $6M in September 2026. Smaller entry points are the 43 one-bedroom and 43 two-bedroom units.

If you plan to rent the unit out, ask for the association's current leasing rules, approval procedures and fees before you make an offer.

Ownership costs and the milestone inspection

Beyond the purchase price, budget for monthly association fees, property taxes and insurance. Florida law also sets two structural obligations for condominium buildings of three or more stories. Under section 553.899 of the Florida Statutes, a building needs a milestone structural inspection by December 31 of the year it turns 30, counted from its certificate of occupancy, and every 10 years after that; the local building official may lower the threshold to 25 years for conditions such as proximity to salt water. Under section 718.112, the association must complete a structural integrity reserve study at least every 10 years, and for budgets adopted after December 31, 2024 it can no longer waive the reserves that study calls for.

With a 2018 year built, One Paraiso is a young building, and its first 30-year milestone would not fall until around 2048. Recertification is a distant point, but the reserve study already applies: before you sign, ask for the latest one, the current budget and any special assessments approved or under discussion.
